Frequently asked questions about commercial pressure washing
Do you work with property management companies on multiple sites?
Yes, and it's most of what we do. Plaza portfolios, office towers, industrial parks and multi-residential properties. When a manager hands us several sites, we schedule them as a route rather than as separate one-off visits, which cuts mobilisation time and gives you one point of contact and one consolidated report instead of a stack of unrelated invoices.
How often should a commercial property be pressure washed?
It depends on traffic and what's hitting the surface. Restaurant patios and drive-thru lanes generally need it two to three times a season because grease and food traffic compound quickly. Loading docks and dumpster pads are usually quarterly. Building exteriors, sidewalks and parking structures are typically annual or semi-annual, though anything under a bird roost or beside a smoking area needs more. We'll give you an honest interval at the walkthrough rather than selling you the most frequent one.
Will pressure washing damage my surfaces?
Not when the method matches the substrate. High pressure is right for concrete and steel; it is wrong for soft brick, mortar joints, older wood and painted surfaces, which need soft washing, meaning low pressure with the cleaning done chemically instead of mechanically. Most of the damage we get called in to fix was caused by someone using one pressure setting for an entire property.
Do you handle waste water and run-off?
Yes. Commercial washing in Toronto and the surrounding municipalities can't simply discharge into a storm drain, particularly where grease or hydrocarbons are involved. We contain and recover run-off where the site and the work require it, and we'll tell you upfront which parts of your property that applies to.
Can you work overnight or outside business hours?
Yes, and for most commercial sites that's the right call. Retail frontages, restaurant patios, office entrances and parking structures are all far better done when the space is empty. The work is faster, more thorough, and nobody is walking through it. We schedule around your operation, not the other way around.
What's included in the free on-site evaluation?
We come to the property, walk it with you, identify the surfaces and their condition, flag anything that needs a different method or that we'd recommend against, and give you a written scope and a firm price. It usually takes about 15 minutes. There's no charge and no obligation, and we don't quote commercial work over the phone because a phone quote is a guess that gets corrected upward later.
Are you insured, and do you carry WSIB coverage?
Yes to both: $5 million in liability coverage and full WSIB. We can send certificates directly to your property manager or building owner before we mobilise, which most commercial sites require anyway.
Do you also do kitchen hood cleaning and graffiti removal?
Yes. Same crew, same service area across Toronto and the GTA. Operators with a restaurant portfolio often bundle hood cleaning with patio and dock washing on one schedule, which is simpler to manage and keeps the whole property on one maintenance calendar.
